REVIEWS BUILT INTO THE WARRANTY
What we check, and when.
The one-year walk covers a full growing season of performance. The Principal who led the project returns to the site and looks, specifically, at four things: plant performance through a complete spring-summer-fall-winter cycle and any establishment losses that still read as replacement candidates at the end of that cycle; irrigation operation zone by zone, including controller programming against the actual growing calendar rather than the planting-day estimate; hardscape joint integrity after a full freeze-thaw pass on the mortar chemistry and paving details; and settling behavior on any regraded ground, planting pits, or trenched irrigation runs. A successful one-year review is one where the garden is performing as specified, the irrigation program is tuned to the season, and no structural settling has moved anything out of intended alignment.
The three-year walk is a different read. By year three the planting has reached a mature-form reference point, the understory has filled or failed to fill, and the canopy trees have begun to assert their intended role in the scheme. The Principal returns to look at the palette as a composed landscape rather than as a plant list — which specimens have grown into their role, which have not, and which replacements (if any) are worth making while the scheme can still accept them gracefully. The irrigation program gets a second tuning pass against three years of real water use rather than the first-year estimate. The point of the three-year walk is to catch the drift between planting-day intent and year-three reality before the drift becomes irreversible.
Both walks are data collection as much as service delivery. Plant-performance records from the one-year and three-year reviews feed directly into the post-Uri specification discipline, which is why the working palette continues to tighten with each project rather than resetting to a stable catalog. Irrigation behavior across DFW soils and microclimates is tracked in the same way. Hardscape detailing that has come through three freeze-thaw cycles without complaint becomes a reference standard for the next project at the Site & Story phase.
